How can a homeowner recognize when a roof has problems?

Roof problems are discovered after leaking or other serious damage occurs. Inspections twice a year can often uncover cracked, warped, or missing shingles; loose seams and deteriorated flashings; excessive surface granules accumulating in the gutters or downspouts; and other visible signs of roof problems. Indoors, look for cracked paint, discolored plasterboard, and peeling wallpaper as signs of damaged roof areas. JH Roofing will conduct a detailed indoor and outdoor inspection of your home or commercial building.

What are my options if I decide to reroof?

You have two general options: (1) you can choose a complete replacement of the roof system, involving tearing off your existing roof and installing a new system on the roof deck or rafters, or (2) you can re-cover the existing roof, involving only the installation of a new roof system. If you’ve already had one re-cover of your original roof system, check with a professional roofing contractor. In many instances, building code requirements allow no more than one roof system re-cover before a complete replacement is necessary.

I have a leak. Do I need to replace my roof entirely?

Not necessarily. Leaks can result from flashings that have come loose or a section of the roof system having been damaged. A complete roof system failure, however, generally is irreversible and could be the result of improper installation, choice of materials, inadequate ventilation, or the roof system was inappropriate for the home or building.

Can I do the work myself?

Most work should not be done by yourself. Professional roofing contractors are trained to safely and efficiently repair or replace roofs. You can damage your roof system by using improper roofing techniques and possibly injure yourself by falling off or through the roof. Maintenance performed by home and building owners should be confined to inspecting roofs during the fall and spring and cleaning gutters of debris.

How long can I expect my roof system to last?

Most new roof systems are designed to provide useful service for about 20+ years. Some roof types, such as slate, clay tile, and certain metal (e.g., copper) roofs, can last much longer. Actual roof system life span is determined by a number of factors, including local climatic and environmental conditions, proper roof system design, proper installation, ventilation, material quality, and adequate roof maintenance. Roofing product manufacturers offer a variety of warranties on their products. Take a close look at those warranties to see what responsibilities and financial obligations manufacturers will assume if their products fail to reach their expected lives.

What will a new roof cost?

The price of a new roof is dependent upon materials and labor. A single story, low-pitch asphalt shingle roof will cost around $40 – $80 per 100 sq. ft. to remove and $75 – $100 per 100 sq. ft. to install new shingles. If the plywood sheathing underneath is damaged, costs may increase by up to $50 per sheet replaced. Some contractors charge for flashing chimneys ($150 – $300) and pipes ($25). All labor performed on steep pitch roofs (7/12 and higher) will be about 10% or 15% higher. Two story housed may be 5% to 10% more. Other types of roofing have a wide range of prices.

Do have the necessary licenses? Do you have insurance? Worker’s Compensation?

Yes. JH Roofing holds a Privilege/Business License for the City of Charlotte and Mecklenburg County and is registered by the Department of State and the State of North Carolina. We are insured and bonded by TGI Insurance (liability and worker’s compensation insurance).

How long will re-roofing my house take?

Normally it will take between 3 and 5 days, depending on the size of your roof, how steep it is, the materials you select, and the weather.

How much mess does re-roofing my home create?

  • Wood Shake: Premium, heavy, and medium grades – in your choice of Class A to Class C systems.
  • Flat Roofing: Single Ply PVC or TPO.
  • Tile Roofing: Clay and Concrete, Standard and Lightweight.
